To accommodate an owner’s different needs we offer our services in a variety of packages that can be used separately or combined for the full service experience.
Advertising and Move-In Package (50% of One Month’s Rent)
This package handles advertising your property, as well as showing the property to potential tenants, screening of applicants, the collection of security deposit and first month’s rent and a move-in inspection. Click HERE for a full description.
Monthly Property Management Service (8% of monthly rent)
With this service we will handle both maintenance and monthly rent collection. Also included are quarterly Wellness Checks.
Short Term and Furnished Rentals
We also offer specialized management of short term and furnished properties. These services are designed around the specific client’s needs. As the resident of a River Rock managed property we want your experience to be very positive. We want you to enjoy the time you are living in a property managed by River Rock. We are standing by 24 hours a day, 7 days a week, 365 days a year to help deal with any maintenance or repair issues that may arise. We are committed to our resident’s satisfaction.
We only work with professional vendors to handle maintenance and repair issues at our properties. When you live in our properties you can rest assured that you will not be working with a fly-by-night handyman, but rather a trained professional ready to resolve your problem. That means everyone we send to work at your home is licensed, bonded and insured for the work they are performing. This gives our residents peace of mind knowing that persons who enter their homes are legitimate and reliable and that all issues will be resolved in a professional and timely manner.
Privacy and Access
We will never enter our resident’s homes without seeking permission in advance. In the case of an emergency, we still make every effort to reach our residents before entering the home. We reach out proactively to our residents every quarter when we visit the property for the quarterly Wellness Check. This visit by a River Rock Property Management representative gives our tenants an opportunity to point out any small or nuisance issues occurring at the property. It also helps our residents put a name and face to an often impersonal business.
All maintenance requests are submitted through the tenant portal with the details of their situation. We work hard to have requests handled within 24 hours. Of course, if there is a fire or other such emergency residents should call 911 immediately and then the management company shortly thereafter.
If a resident is not satisfied with the response time or the repair performed at their home they are encouraged to reach our directly to the principal of our company, Allison James.
